Great Kills Park Marina has been saved!! It’s almost three months after Hurricane Sandy hit and many areas of Staten Island are still in disrepar and in the process of rebuilding. Now the Great Kills Park Marina can begin that process as well.  After a long and hard battle with the Federal Government we have finally won! Great Kills Park Marina is located on US Government property in Gateway National Park, Staten Island.  It has been home to about 350 boat owners for almost 40 years. A boating community where boat owners spent many a day and night relaxing with family and friends. 

Thanks to Senator Schumer and Congressman Michael Grimm a major part of our community, culture and lifestyle will not be lost.  Your support and dedication to the Staten Island Boating community is vey much appreciated!!  We can start the process of rebuilding the Great Kills Park Marina.

Mortgage Forgiveness Debt Relief Act

Mortgage Forgiveness Debt Relief Act of 2007 survives the fiscal cliff! This was set to expire December 31, 2012 and has now been extended through January 1, 2014

What this means for the homeowners that are experiencing financial difficulties in keeping their head above water with their mortgages is that they won’t have an additional burden of paying income on their forgiven debt.  When a home is sold through a short sale, and a portion of the mortgage is written off, normally the homeowner would have to claim that difference on their income tax as income.  Through the Mortgage Forgiveness Debt Relief Act you will have until January 1, 2014 to sell your home through sale or deed in lieu and not have to worry about paying income tax on the amount that was forgiven.

In order for homeowners to qualify for this Mortgage Forgiveness Debt Relief Act, the home must be your principal residence.

Short Sale Process

 

The short sale process can vary, but it will generally work as follows:

1) The lender is contacted to discuss the possibility of a short sale and to determine the lender’s process for completing the sale.

2) The seller issues a letter authorizing the release of personal information about the loan and the property to the buyer or escrow agency.

3) The lender will review a settlement statement, which will indicate the proposed selling price, remaining loan balances and itemize all expenses, including real estate commissions and other fees and expenses associated with the closing.

4) The seller will complete a “hardship letter,” which will detail and explain all financial difficulties. Lenders will usually want to validate the seller’s financial situation by looking at bank statements, investment accounts, along with examining paystubs and other financial records.

5) The lender will then look to the broker to provide a price opinion by examining the condition of the house and the market value of comparable properties.

6) The lender will then want to scrutinize the purchase agreement to determine if all amounts are reasonable and the real estate commission is acceptable.

Because of the documentation required, the short sale process can be lengthy. But if done correctly, it can work well for all parties involved. The lender avoids the uncertainty of the foreclosure process, the seller avoids a foreclosure on his or her credit report (along with potential bankruptcy), and the buyer hopefully got a good deal on a property

Apple iPad 3 Announcement March 7th? Possible Retina Display and Siri?

Apple iPad 3 Announcement March 7th?  Possible Retina Display and Siri?  The time has finally come!

With Apples announcement of an event on March 7th, it can only mean one thing.  iPad 3!!!!

The iPad 3 or whatever Apple will choose to call it  is expected to bring many new features to the already best selling tablet.  The most highly anticipated is the inclusion of a retina display.  This video shows the comparision of a regualr iPad 2 display and the rumored iPad 3’s retina display. This will be an excellent tool for Realtors when showing photos of homes on their iPad.  Another long awaited feature rumored to be in the iPad 3 is 4g LTE.  If included this will bring much faster speeds than the current 3g speeds in the iPad 2.  Less time wasted for homebuyers and Realtors who want to see just one more home, or even bring up comparable properties when buyers are ready to make offers.   There are a few reasons Apple has not included 4g in the past.  One is that the chips are still very big and would cause the device that they are in to be bigger.  Apple is known for its visually appealing products and likes to keep them as thin as possible.  Another downside to 4g connectivity is it greatly decrease battery life.  Another feautre that Apple takes very serioulsly in the current iPad model that gets an astounding 10+ hours. Whether or not the technology has improved enough where Apple will not need to make any sacrifices in battery life  or its sleek design.   A quad core processor such as the A6  is expected to overtake the dual core A5 processor that is used in the iPad 2.  This will make way for much more powerful apps and also much better graphics for gaming which is the number one category in the app store.   The final question will be whether or not Apple will include Siri in the new iPad or keep it exclusive to the iPhone 4S.   With the announcment only one week from today we wont have to wait to much longer to see which of these features Apple will choose to include in its latest tablet computer.

Overall this sounds like it will be an excellent tool for any Realtor looking to work smart with their buyers and sellers!
